South and its periphery
Next is the Southern District, which covers Kyuchuk-Parizh and Vastanich, as well as the neighbouring districts of Bialomorski and Ostromilja. The average price in the Southern District is 1200-1300 euros/sq.m.
Panel construction and old bricks predominate here. On the periphery of Južen, property prices are 1100-1200 euros/sq m. In districts such as Belomorski and Ostromilja, the average price is underestimated, as many new complexes are being realised.
Hristo Smirnenski
New complexes and new buildings in general are also quite common in the neighbourhood of Hristo Smirnenski. Here, the low average property price is again due to new buildings, because, as we know, competition keeps prices down. But in addition to new buildings in the neighbourhood there are also panel houses and old bricks. The average property price is 1200-1300 euros/sq. m.
This neighbourhood is one of the most preferable for living in Plovdiv. Many educational institutions and kindergartens are located here. Nearby is the first shopping centre in the city – Mall Plovdiv, as well as the Rowing Base, which also attract tourists. In addition, this neighbourhood has the most medical facilities in the city.
Trakya
Prices in the Traki district are similar. There are now several very large new properties here, which have reduced prices. Last year prices in this neighbourhood were very high. In recent months, prices have fluctuated between 1150-1250 euros/sq.m. The construction here is mainly panelled.
Trakia is one of the most favoured neighbourhoods to live in, especially for families. The reason for this is the many schools, kindergartens and proximity to the Technical and Agrarian University. The largest park in the city, Lauta Park, and the newest shopping centre, Plaza Mall, also play an important role in the popularity of the area.
Kershyaka
Kershiyaka is a very attractive neighbourhood. The location is very good, one of the reasons for this is the proximity to the city centre, as well as the presence of small neighbourhoods such as Sugar Factory, Filipovo and Gagarin in the area.
Nearby are some of the most elite high schools in the city – EG Plovdiv, EG ‘Ivan Vazov’, FEG ‘Antoine de Saint-Exupéry’, as well as the new building of the University of Plovdiv. The city has numerous supermarkets, a newly built retail park and hospital facilities. The two most famous hotels in the city attract a huge number of tourists all year round – ‘St Petersburg’ and ‘Grand Hotel Plovdiv’.

Kamenica 2
Kamenica 2 is a popular area, again because of the Plaza shopping centre and Lauta Park, as well as its proximity to the city centre. Tourists are also attracted by the renovated stadium of the Botev Plovdiv football team. There are many educational institutions in the area, some of the most popular being ‘Arch. Kamen Petkov’, ‘Prof. Dr Asen Zlatanov’ and ‘Goce Delchev’, as well as two faculties of the Technical University, making this area extremely suitable for investment. Property prices in this area range between 1400-1500 EUR/sqm. m.
Kamenica 1
Kamenica 1 is an extremely attractive area due to its proximity to the centre. It is very suitable for investment both because of the large number of tourists and students. Kamenica 1 and Kamenica 2 are separated by a boulevard. ‘Kamenica 1 is closer to the centre and Kamenica 2 is closer to Trakia. The average property prices are 1700-1800 euros/sqm.
Marasha
Marasha is one of the smallest neighbourhoods in the city, but one of the most expensive. It borders the Maritsa River, is close to the Zapaden district and all its advantages and attractions, such as the Rowing Base, Plovdiv shopping centre, hospital and school. But the biggest plus of the area is its proximity to the centre. The two neighbourhoods are separated only by a boulevard. ‘Vasil Aprilov’. The average property price is similar – 1650-1750 euros/sq.m.
Centre
Not surprisingly, the city centre is home to the most expensive real estate. As well as being Bulgaria’s second largest city, Plovdiv is the 2019 Capital of Culture. Prices in the area vary greatly depending on which part of the centre you are considering property in.
On Main Street, properties are extremely rare, so prices here are extremely high. Those in close proximity to this location are not far behind either. The average price at the moment is €1,700/sqm, but this varies greatly depending on which properties are on the market and where.
